At Sooke Harbour Resort & Marina, you can buy your home outright or you can buy a fraction of the property for a fraction of the cost. With fractional ownership, you get title to a portion of the home and you use for the proportional amount of time.

Pick the amount that works for you: a quarter, a half or a whole. The 52 weeks of the year are divided accordingly; if there are 4 owners they each get a quarter of the time. If there are 2 owners, they split the year in half. There is a schedule to make sure all the owners get equal access to the home during the season based upon their ownership fraction.

Every owner pays an annual fee to cover taxes, maintenance, insurance and other services. Our designers have furnished and equipped the homes beautifully and the maintenance of the furnishing are also included in your annual fees.

For 2 weeks every year, each home is given a deep cleaning and regular maintenance so the owners don't have to worry about it. You can sell you portion of the home, transfer it or decide to rent it out. With fractional ownership, your biggest responsibility is just relaxing and enjoying your property.

What is fractional property ownership?

Fractional ownership simply means the division of an asset into shares.

If the "asset" is a property, the title or deed can be legally divided into shares. Those shares can then be purchased and owned by more than one individual. Shared ownership of the property and its deed will also entitle shareholders to certain usage rights, usually in the form of weeks.

Fractional Ownership IS NOT Timeshare! It affords much of the freedom and usage benefits offered in timeshare, however, the fundamental difference with fractional, is that the purchaser owns part of the title (as opposed to units of "time"). Therefore, if the property appreciates in value, then so do the shares. As with whole ownership, fractional owners can sell whenever they deem necessary or prudent, releasing the capital growth from their "bricks & mortar" investment.
